Six communities, two states, and the honest reason the list stops there.
Plenty of agents list every town within a hundred miles and call it a service area. I used to be one of them. Then I looked at where I have actually written offers, actually walked basements, actually known which block floods, and the list got a lot shorter. Six communities. That is it.
My license covers a lot more ground than that, and if you need someone in Langdon I will still pick up the phone. But there is a difference between allowed to sell you a house somewhere and being genuinely useful to you there. These six are the ones where I am useful. Everything on the list is inside about a twenty five mile ring, close enough that I can be standing in your driveway in half an hour.
Here is what that actually gets you. I know which blocks took water in 97 and which ones did not. I know what the house two doors down sold for last spring, not what some algorithm guessed. And I can tell you before you write an offer whether you are getting a deal or just getting excited. That is what I can do in these six.

Where I work
Grand Forks is home base. Everything else on this list is a short drive from my front door, and I have been to all of them in February, which is the only real test.

I moved here at seven and came back on purpose after eight years in the Air Force. I live in a house built in 1894. This is the market I know street by street, from the old character homes downtown to the new builds going up on the south end, and it is where most of what I sell happens.

East Grand Forks, MN

Same metro, different state, and that changes more than people expect. Taxes, schools, insurance, the whole thing. Plenty of my clients cross the river without ever leaving town, and knowing both sides of it is half the job around here.
Thompson, ND

People move to Thompson for the school. It is its own district, and for a lot of families that is the whole decision. Seven miles of highway to work in town, small classes, and room for a yard.
Manvel, ND
12 miles north · 377 people
Under four hundred people and steady demand, because it is a ten minute drive to town. When something comes up here it usually does not sit long.
Emerado, ND
15 miles west · Country living right next to the base
Right next to Grand Forks Air Force Base. I spent eight years in the Air Force, so I know what a PCS timeline does to a home search and I know how to work one.
Crookston, MN
25 miles east · 7,375 people
The biggest of the small towns on this list and a real market of its own, with a university, a hospital, and houses trading at Minnesota prices. Worth the drive, and I make it often.

Call me anyway. If you are close and it makes sense, I will tell you. If you are out in Langdon or Devils Lake and you would be better off with someone who lives there, I will say that too and hand you a name. Either way you get a straight answer instead of a sales pitch, which is more than a coverage map was ever going to give you.
