What this actually is

This is the first half of what I do before I list a house. Pulling comps, driving the neighborhood, figuring out where the number really sits and why. Normally that work happens after somebody signs with me. I’d rather do it first, hand it to you, and let you decide whether you want to work with the guy who did it.

An online estimate only knows what’s in public records. It doesn’t know you redid the kitchen three years ago, or that the house down the street sold low because it backs onto a busy road. It can’t tell your street from the one next to it. I can, because I go look.

What I look at that an algorithm can’t

  • What you’ve updated since the house last sold
  • Condition, inside and out
  • Sales that actually match your street, not just your zip code
  • Special assessments still owed on the property
  • What’s for sale right now that a buyer will compare yours to

Your address and two honest answers. The condition question matters more than people think, so be straight with me about what needs work. It changes the number, and I would rather hand you something right than something flattering.
