Where it Started
Something out in the country
Adam wanted a place in the country with a little acreage. Nothing huge. Someone in the admin office at Oxford sent him my way, and we got going.
We found something right off the bat. We only looked at two or three places total, and one of them was his.

If you see something you like on the property, ask for it. All they can say is no, but you may get a whole truck and plow!
what went sideways

Not much, honestly
The inspection barely turned up anything. Adam took the house as is and didn’t ask for a single repair.
There was some bank stuff on his side, but it cleared up quick and I didn’t have to get involved. A smooth deal leaves room for the fun part.
what i did about it

I asked
Whenever I see something like that on a property, I ask. The worst they can say is no. I also knew these sellers were downsizing into a condo, so a plow truck and a riding mower weren’t going with them.
We ended up with an older Ford F-150 with a plow on the front and a John Deere rider about four or five years old. It went through on a bill of sale on the side for zero dollars. The listing agent brought the title to the closing table. The sellers didn’t push back much, since it was all paid off and they had no use for it.
How it ended

Ready for Winter
Adam was stoked. He couldn’t wait to get moved in, share the place with his kid, and start living his life. With a plow already on a truck in the yard, he was set for the first snow.
What I would tell you
Ask for it
If you see something around the property you want, ask. If the deal is going smoothly and everybody is working well together, see what happens.
You don’t have to buy the first one.
Sometimes it works out that way, though. Adam looked at two or three and it clicked.
Get the inspection anyway
Ours found almost nothing, and that’s the point. Without one, Adam could have found something terrible after the deal was done.
what they said
