Small Towns Near Grand Forks
Quiet towns, small schools, and a short drive into town.
What it’s like to live in a small town near Grand Forks
Thompson, Manvel and Emerado are small towns near Grand Forks, 10 to 15 miles out on the North Dakota side. Each has its own school and not much else in town, so you’ll shop, eat and work in Grand Forks. What you get is a quieter address, a smaller school and, a lot of the time, more land.
I don’t live in any of these towns, and I’m not going to pretend I hang out there. What I know comes from selling houses around them and helping buyers figure out whether a small town is the right move. Here’s what I’d tell you.
| Town | From Grand Forks | People | School |
|---|---|---|---|
| Thompson | 10 miles south | About 1,100 | Thompson Public School, K through 12 |
| Manvel | 12 miles north | About 370 | Manvel Elementary, pre-K through 8. High school in Grand Forks |
| Emerado | 15 miles west | About 450 | Emerado Elementary, pre-K through 8. High school by open enrollment |

Read this first: the address isn’t the town
A Thompson, Manvel or Emerado address doesn’t mean you live in Thompson, Manvel or Emerado.
Out here, mailing addresses and school districts reach way past the edge of town. A house can say “Thompson, ND” on the mailbox and sit miles out in the country, nowhere near the town itself.
Adam’s place is a good example. His address says Thompson, ND, but his house is nowhere near town. It’s a country place with a shop and enough driveway that I negotiated a plow truck and a riding mower into the deal. Here’s his story.
Why it matters when you’re shopping
- Map the house, not the town name. Check the drive to work, school and groceries from the actual address.
- Confirm the school district by address. It may not be the school the town name suggests.
- Ask what’s under the yard. In town you’re usually on city water and sewer. Out in the country you may be on a well and septic, or on rural water.
Thompson, ND
Thompson is where a lot of people want to live, and the school is the reason.
Thompson has a great school system, a bar or two, and not a lot else, and that’s what people want from it. Enrollment grew about 17% in the four years up to 2022-23, and the superintendent credited the new housing going up in town. Grand Forks Herald That growth tells you families are choosing Thompson on purpose.
A little history
Thompson started in 1881 as Norton. It got renamed after Albert Thompson, the postmaster who co-owned the general store, because Minnesota already had a Norton. Source
Who it fits
Families who want a smaller K-12 school without moving far from Grand Forks jobs. The trade-off is that houses in town are in demand and you’ll drive to Grand Forks for almost everything else.
Back to the topManvel, ND
Manvel is a quiet little town on the Turtle River, just north of Grand Forks off I-29.
Manvel was laid out in 1881 when the railroad reached it, and it’s named after Allen A. Manvel, a passenger agent for the Great Northern Railway. The whole town covers less than a third of a square mile. Source
Who it fits
People who want a small school for the younger grades and a short shot down I-29 into Grand Forks. Manvel’s school stops at eighth grade. For high school, Manvel kids go to school in Grand Forks, most of them to Grand Forks Central.
Back to the topEmerado, ND
Emerado sits right next to Grand Forks Air Force Base. If you’re stationed there, this is the closest town to the gate.
Founded in 1885 and nicknamed the “City of Fun,” Emerado is small enough that the base is the big neighbor. Source
The school detail nobody tells base families
Emerado Elementary runs pre-K through 8th grade. For high school, students open-enroll in Grand Forks (Central or Red River), Northwood or Larimore, and the district bus only runs to Larimore. If you have a high schooler, plan that drive before you buy. Source
Who it fits
Military families who want the shortest commute to the base. I spent eight years in the Air Force, so I know what a PCS timeline does to a home search. My relocation guide is built for exactly that.
Back to the topWhat changes when you live outside Grand Forks
The house is only half the decision. Here’s what changes day to day.
- Groceries and errands. Plan on Grand Forks for most of it. A gallon of milk is a drive.
- The winter commute. Ten to fifteen miles is nothing in July. In a February ground blizzard, open highway is a different trip than city streets.
- Water and sewer. In town it’s usually city utilities. In the country, a well needs a water test and a septic needs its own inspection. Both are worth paying for before you close.
- Snow removal. City streets get plowed. A long country driveway is on you. That’s how Adam ended up with a plow truck.
- Room. The upside. A shop, a big yard, acreage, and neighbors you can’t see from the kitchen window.
Buying a place out of town is the kind of deal where the details pile up. Tyler’s acreage outside Niagara had an old fuel tank in the yard that had to be dug out before closing. Here’s how we handled it.

“About a week ago, I finalized the process of buying my first home—a single family house in Crookston, MN. Working with Josh as my realtor was the saving grace in what I feared would be an overwhelming process. Josh was informed and professional while also being emotionally available to help me through this new challenge. Every snag we hit he was able to help solve, and now I am a proud homeowner.”
