September 2026 numbers
The Grand Forks housing market right now
More homes for sale, slower to sell, and far fewer deals going under contract. That's the short version of September in the City of Grand Forks. Buyers have more to choose from than they did a year ago, and sellers are competing harder for fewer buyers.
Every month I pull the numbers from our MLS and tell you what I think they mean, for buyers and for sellers. This page gets updated, so bookmark it instead of hunting for last month's post.
September 2026 in Grand Forks
City of Grand Forks, residential, compared to September 2025.
| FlexMLS, City of Grand Forks | Sept 2026 | Sept 2025 |
|---|---|---|
| Closed sales | 59 | 61 |
| Median sold price | $328,000 | $290,000 |
| Median days on market | 57 | 49 |
| Active listings | 140 | 110 |
| New listings | 55 | 65 |
| Went under contract | 35 | 61 |
| Sale price as a share of final list price | 98.9% | |
| Sale price as a share of original list price | 97.0% |
Why the median price jumped 13%
It's mostly a change in which homes sold, not every house suddenly costing 13% more. Fewer lower-priced homes closed: 13 under $250,000, down from 23. More closed at the top: 15 at $500,000 and up, against 11. A quarter of September's closings were $500,000 and up, against 18% a year ago. Meanwhile the median asking price on active listings rose only 4.4%. Fewer starter-priced sales pulls the median up without any single house getting more expensive. That's my read of the FlexMLS price-range tables, not something either data source says on its own.
Back to the topIf you're buying
You have more to look at than you did last fall.
Active homes between $300,000 and $500,000 went from 31 to 58. Get the preapproval, find a good agent, and stay on top of the search for the thing you want. It's still out there.
Don't count on a big discount, though. Homes are closing at about 98.9% of list price, so a home priced right doesn't leave much room under asking. When the right one shows up, be ready to move.
The $250,000 to $500,000 range
That's where most of my buyers shop, so here's that slice on its own, September 2026 against September 2025.
| $250K to $500K, City of Grand Forks | Sept 2026 | Sept 2025 |
|---|---|---|
| Active listings | 67 | 50 |
| New listings | 26 | 37 |
| Went under contract | 21 | 35 |
| Closed sales | 31 | 27 |
The growth is all above $300,000. Active homes between $250,000 and $299,000 actually dropped, from 19 to 9. If you're shopping at the bottom of the range, there's less to pick from than last year, not more.

Back to the topIf you're selling
Winter is coming, and the market is going to slow down even more.
Last year, new listings went from 54 in October to 20 in December, so there are fewer buyers and fewer sellers out there until spring. If you're ready to sell, now is the time. With 140 homes competing and fewer going under contract, price matters more than it did a year ago.

Back to the topCity numbers vs. county numbers
You'll see different Grand Forks numbers depending on where you look. Here's why.
The numbers above come from FlexMLS, our local MLS, for the City of Grand Forks. They count homes that actually sold. The national sites, like Realtor.com, report Grand Forks County, which takes in the towns and the country around the city. They mostly track asking prices, and their price numbers run a month behind.
Realtor.com's county numbers, published through FRED, tell a calmer story right now. The median asking price in Grand Forks County was $422,450 in August, basically flat against $419,900 a year earlier. Median days on market was 51, up from 47. Active listings reached 151 in September, up from 118. Asking price, days on market, active listings
Asking prices tell you what sellers hope for. Sold prices tell you what buyers actually paid. When you're deciding what to offer or what to list at, the sold numbers are the ones that matter.

Questions people ask me about the Grand Forks housing market
Is it a buyer's market or a seller's market in Grand Forks right now?
It's leaning toward buyers heading into winter. In September 2026 there were 140 active listings in the City of Grand Forks, up from 110 a year earlier, and only 35 homes went under contract, down from 61. Buyers have more choices and more time. Homes are still closing near asking, about 98.9% of list price, so it isn't a fire sale.
Are home prices going down in Grand Forks?
Not really. The median sold price went up in September, but mostly because fewer starter-priced homes sold. County asking prices have been flat year over year. What has changed is how long homes sit and how many are for sale.
Where do your numbers come from?
FlexMLS, the MLS that Grand Forks agents use, for the City of Grand Forks, residential only. I add Realtor.com's county numbers from FRED for the bigger picture. Both are listed at the bottom of this page.
Is winter a bad time to buy or sell in Grand Forks?
It's a slower time. Fewer homes come on the market and fewer buyers are out looking. For buyers that can mean less competition. For sellers it means pricing right from day one, because there are fewer buyers to go around until spring.
What is my house worth in this market?
The medians above can't tell you that. Your street, your updates and what sold near you can. Request a home value range and I'll pull the comps by hand.
